ROLE DESCRIPTION

Location: Pottstown, PA

This role will be responsible for managing the process and coordination of building out Power Facilities and/or improvements to existing properties.

This role is responsible for implementing the pre-construction, construction, commissioning, vendor administration and project closeout phases of a development project/remodel with an emphasis on establishing and maintaining project controls and completing projects in a timely and cost effective manner.

This person should have demonstrated skills in negotiating, coordinating and directing work of construction partners, and in developing strong working relationships with landlords, general contractor personnel, architects, subcontractors, inspectors, and other related parties.

Other requirements include, but are not limited to:

 

  • This person should have experience in managing the building process for both office and warehouse space buildouts. They should have experience overseeing this process from design to construction, all the way through to  the certificate of occupancy.
  • This person should have the ability to organize and manage multiple projects effectively, to manage cost control systems, review and analyze plans, facilitate the bidding/negotiations/buyout process with a general contractor, review all forms (bidding, construction, or other) of requests for information (RFI’s), examine and negotiate change orders, and review and comment on submittals.
  • This person should be generally versed in jurisdictional and architectural design requirements, applicable codes, as well as all associated development/construction due diligence reporting including, but not limited to, environmental, boundary/ALTA survey, and geotechnical reporting. 
  • They should be be highly skilled in budgeting and scheduling with strong numerical, verbal and writing skills.
  • This person must be able to work in a fast‐paced, environment, balancing competing priorities and assignments.
  • Attention to detail and strong administrative skills are critical.

Job Responsibilities to include:

  • Responsible for implementing all phases of expansion/remodel project including but not limited to the pre-construction, construction, commissioning, vendor administration and project closeout
  • Negotiating, coordinating and directing work of construction partners
  • Budgeting and scheduling utilizing strong numerical and communication skills.  
  • Organize and manage multiple projects effectively, to manage and analyze cost control systems, review and analyze plan
  • Analyze costs and market conditions, identify external issues and opportunities to present  adaptation of strategy to changing conditions.
  • Travel to assist in overseeing project process.
  • Coordinate and hold or contribute to in-person, telephonic or virtual vendor meetings.
  • Create and present project synopsis for all project stakeholders either in-person or via video conference.
  • Maintain archive of all project documents inclusive of bid set drawings, addenda, subcontracts, COI’s, site photos, permits, deputy inspection reports, LEED documentation, etc.
  • Responsible for managing the timeline/ schedule and identifying anything that has a negative impact on the ability to meet the scheduled completion date and communicate that to Power Leadership.
